About PropertyKiln
PropertyKiln is a free, plain-English information platform for UK landlords. Tax, compliance, HMO licensing, short-lets, insurance, lettings operations — the stuff you actually need to know, without the paywalls, without the affiliate links, without the ten paragraphs of preamble.
Who built it
Scott Jones, founder. Same person behind SiteKiln (guidance for self-employed construction workers), TrustKiln (review collection for tradespeople) and a family of other "Kiln" information platforms. Background in construction, property, and small business — which translates to a chip on the shoulder about how much landlord guidance out there is either a thinly disguised ad for accounting software, or a 3,000-word pre-amble that buries the actual answer.
PropertyKiln exists because there wasn't a free, honest, up-to-date UK landlord information platform. NRLA is good but gated. Property118 is useful but opinionated. LandlordZone is comprehensive but dated. None of them give you the answer in the first two sentences. This one tries to.
How it's funded
Sponsors. That's it.
No affiliate links. No tracking pixels. No data resale.
Sponsors pay for placement on sections of the site where their offering is genuinely relevant — an accountant on tax-focused pages, an insurer on the insurance section, an HMO specialist broker on the HMO deep-dive. Placements are clearly labelled. Sponsors don't touch editorial. If a sponsor's product is actually bad, PropertyKiln will say so in the comparison content. That's the deal — we take their money, but we owe you the truth.
What you can expect
- Plain English. Not legalese, not accountant-speak. If a rule is complicated, we explain why it's complicated, then explain what you do about it.
- Current. Budgets and Spring Statements trigger a full tax-section review. Local council fee changes get updated as we find them. Pages are dated so you know when they were last checked.
- Specific. Real figures, real lenders, real councils, real deadlines. Not "a specialist lender" — Paragon, Kent Reliance, Landbay. Not "a local authority" — Newham, Nottingham, Liverpool.
- UK-only. Everything scoped to England, Scotland, Wales or Northern Ireland. No US tax rules sneaking into the explanation of Section 24.
What we're not
We're not a letting agent. We're not a legal practice. We're not a mortgage broker. We don't give you advice you can rely on — we give you the information you need to have a better conversation with someone who can.
Every calculator carries a disclaimer. Every tax guide ends with "check with a qualified accountant before acting on this." That's not legal cover, it's honest positioning: the internet is good at 80% of your answer, a human is better at the last 20%.
