    1. Who we are

    PropertyKiln is a trading name of FTJ Designs.

    2. What this site is (and isn't)

    PropertyKiln provides free, plain-English information about tax, compliance, lettings, finance, HMOs, short-lets and property investment for UK landlords.

    This site does not provide legal advice, tax advice, regulated financial advice, mortgage advice or professional advice of any kind. The information is general guidance aimed at helping you understand your rights and options. It is not a substitute for advice from a qualified solicitor, accountant, mortgage broker or tax adviser tailored to your specific situation.

    Tax rules and housing law change frequently — and they vary across England, Scotland, Wales and Northern Ireland. Every portfolio is different. If you need to rely on any of this for a real purchase, sale, restructure, dispute or HMRC submission, get proper advice first.

    3. Free to read — not free to copy

    All content on PropertyKiln (guides, templates, tools, document builders, reference cards, images and any other material) is the copyright of FTJ Designs (trading as PropertyKiln) unless otherwise stated.

    You may:

    • Read, browse and use the site for free, without charge or login (guides are always free)
    • Download and use templates for your own personal or business use
    • Use our document builders to generate documents for your own business
    • Share links to PropertyKiln pages with anyone
    • Quote short extracts (a sentence or two) with clear attribution and a link back to the original page

    You may not:

    • Copy, reproduce, republish or redistribute any PropertyKiln content (in whole or in substantial part) on any other website, app, publication, social media account or platform without our written permission
    • Scrape, crawl or systematically download content from this site for any purpose, including but not limited to building databases, training AI/machine learning models, or populating other websites
    • Repackage, rebrand or resell PropertyKiln guides, templates or document builder outputs as your own products
    • Remove or alter any copyright notices, attribution, PropertyKiln branding or sponsor branding from downloaded documents
    • Frame or embed PropertyKiln pages within another website without permission

    4. Templates and downloads

    Templates in the Document Hub are provided as starting points. They are not bespoke legal documents and should be reviewed and adapted for your specific situation.

    • Templates are licensed for your own personal or business use only
    • You may not resell, redistribute or publish them as your own
    • We do not guarantee that any template is suitable for your particular circumstances
    • For higher-value or complex matters, always get a qualified professional to review any document before you rely on it

    5. Document builders and generated content

    Our document builders (invoice generator, Section 8/13/21 builders, rent-arrears letter builder, inventory builder, deposit-protection paperwork, and similar tools) create documents for your use as a landlord.

    • You are responsible for the accuracy of information you enter
    • Generated documents are provided "as is". We are not liable for errors in documents you create using our tools
    • Documents may contain PropertyKiln branding and may contain sponsor branding in the footer. You may not remove or alter this branding. This is how we keep PropertyKiln free.

    6. Interactive tools and calculators

    Our tools and calculators provide estimates and general guidance only. They are not substitutes for professional advice from an accountant, solicitor or other qualified professional.

    • Tax calculations are based on published HMRC rates at the time of creation and may become outdated. Always verify with HMRC or your accountant.
    • No financial data you enter into our tools is transmitted to our servers. All calculations run in your browser and data is stored locally on your device only.

    7. Sponsorship and advertising

    PropertyKiln is funded by category-exclusive sponsorship from companies that serve UK landlords.

    • Sponsor branding is clearly distinguishable from editorial content
    • Sponsors do not influence the content of our guides. Editorial and sponsorship are kept completely separate
    • We do not sell user data to sponsors. See our Privacy Policy for details
    • We never recommend a sponsor's products over alternatives. Sponsors are presented as supporters, not endorsed solutions
    • We do not take referral fees, affiliate commissions or pay-per-lead

    8. Intellectual property

    All content on PropertyKiln is owned by FTJ Designs unless otherwise stated. The PropertyKiln name, logo and branding are trademarks of FTJ Designs. See our Copyright page for full details including digital fingerprinting and AI scraping policy.

    9. No liability

    To the fullest extent permitted by law:

    • FTJ Designs (trading as PropertyKiln) accepts no liability for any loss, damage, cost or expense arising from your use of or reliance on any content on this site
    • This includes (but is not limited to) losses arising from acting on information in our guides, using our templates, generating documents with our builders, or following links to third-party websites
    • Nothing in these terms excludes or limits our liability for death or personal injury caused by our negligence, fraud, or anything else that cannot be excluded by law

    10. Third-party links

    PropertyKiln links to external websites (GOV.UK, HMRC, ACAS, HSE, ICO, Citizens Advice, insurers, software providers etc.) for your convenience. We do not control those sites and are not responsible for their content, accuracy or availability. Phone numbers, URLs and contact details for external organisations are provided in good faith but may change.

    11. AI and automated access

    Automated scraping, crawling or data extraction from PropertyKiln is not permitted unless you have our written permission. We specifically do not consent to the use of PropertyKiln content for the purpose of training artificial intelligence or machine learning models. Our robots.txt file sets out which automated agents are permitted to access the site for search indexing purposes.

    13. Changes to these terms

    We may update these terms from time to time. The "last updated" date at the top will change when we do. Continued use of the site after changes means you accept the updated terms.

    14. Governing law

    These terms are governed by the laws of England and Wales. Any disputes will be subject to the non-exclusive jurisdiction of the English and Welsh courts.
