    Privacy Policy

    In plain English first

    We collect as little data as possible. We don't sell it. We don't share it with data brokers. We don't do programmatic ads or tracking pixels. If you give us your email, you'll get a newsletter once or twice a month and that's it.

    This policy explains the legal detail behind that promise.

    1. Data Controller

    Data protection fee paid to the ICO on 18 April 2026. Registration is in progress. Our ICO registration number will be published here once issued (typically within a few working days of payment).

    PropertyKiln is currently operated by FTJ Designs as data controller. Kiln Guides Ltd is being registered with Companies House and will take over as controller once registration completes. A new ICO registration will be issued at that point, and this notice will be updated accordingly.

    1a. Data processors we use

    • Supabase (database hosting, EU region)
    • Plausible Analytics (EU-hosted, cookieless)
    • (Future: email service provider — name will be added before the first newsletter sends.)

    No third-party advertising, retargeting, or data resale.

    2. What data we collect

    If you just read the site (no account)

    We use Plausible Analytics, a privacy-focused, cookieless analytics service. Plausible does not use cookies, does not collect personal data, and is fully compliant with UK GDPR, PECR and the ePrivacy Directive. We do not use third-party tracking pixels, Facebook Pixel, Google Ads remarketing, or any programmatic ad network.

    If you access templates, tools or the Document Hub

    • Email address — so we can give you access and (if you opt in) send the newsletter
    • Region — England, Scotland, Wales or Northern Ireland (jurisdiction matters for landlord law)
    • Landlord type — your role (e.g. BTL landlord, HMO operator, accidental landlord, aspiring landlord)
    • Declaration — that you are a UK landlord, property investor, or interested in UK property investment

    That's it. Three fields and a tick box. We don't ask for your name, age, gender, company, phone number, portfolio value or address. We don't need it, so we don't ask for it.

    We use region and landlord-type data in aggregate only to improve the site and show sponsors that our audience is relevant. We never share your individual details with sponsors or anyone else.

    Disposable and fake email addresses are automatically blocked.

    If you use our tools and document builders

    No financial data you enter into our tools or document builders is transmitted to our servers. All calculations and document generation run in your browser. Data is stored locally on your device only using LocalStorage.

    LocalStorage items we use:

    • Saved guides list
    • Reading progress per guide
    • Tool inputs and results (Section 24, BTL yield, CGT, SDLT, MTD readiness, etc.)
    • Business details in document builders (your landlord name/company, contact details, logo)
    • Email access unlock status
    • Cookie/disclaimer consent preferences

    These are not cookies. They remain on your device until you clear your browser data. No financial data, tenant information or portfolio details you enter ever leaves your browser.

    4. The newsletter

    If you subscribe to the newsletter, we store your email in a Supabase database (EU region) and use it to send a landlord update once or twice a month. We don't share, sell, or reuse it for anything else. Every email has a one-click unsubscribe, or email create@ftjdesigns.co.uk and we'll remove you immediately.

    We do not share data with advertising networks, data brokers, social media platforms, or any third party for their own marketing.

    We do not share your email address or any personal data with sponsors. Sponsors receive aggregated, anonymised statistics only (total impressions, clicks, downloads in their section).

    6. How sponsorship works (no data involved)

    Sponsor logos are placed based on page topic, not your personal data or browsing behaviour. If you're reading about BTL mortgages, you might see a sponsor from a BTL lender. That's it. No cookies, no profiles, no tracking, no programmatic ads.

    Sponsors pay for placement. They do not pay for access to your data. Editorial and sponsorship are completely separate, and we do not take referral fees or affiliate commissions.

    When we delete data, we delete it properly.

    8. Your rights under UK GDPR

    • Access, correct, delete, restrict, object, portability, withdraw consent.
    • Complain to the ICO (ico.org.uk).

    Contact create@ftjdesigns.co.uk — we respond within 30 days, usually 48 hours.

    9. Data security

    All data stored on secure, encrypted servers via Supabase. Access limited to the people who need it (very few). We review practices regularly and delete anything we no longer need.

    10. Children

    PropertyKiln is aimed at adults — landlords and property investors. We do not knowingly collect data from anyone under 18.

    11. Changes

    We may update this policy. The "last updated" date will change. Significant changes will be communicated via newsletter or site notice.
