    Privacy Policy

    Last updated: April 2026

    In plain English first

We collect as little data as possible. We don't sell it. We don't share it with data brokers. We don't do programmatic ads or tracking pixels. If you give us your email, you'll get a newsletter once or twice a month and that's it.

This policy explains the legal detail behind that promise.

    1. Data Controller

Kiln Network Ltd - Company number - 17324534.

Contact for data protection matters: create@ftjdesigns.co.uk

Data protection fee paid to the ICO on 18 April 2026. Registration is in progress. Our ICO registration number will be published here once issued (typically within a few working days of payment).

PropertyKiln is operated by Kiln Network Ltd - Company number - 17324534 as data controller.

    1a. Data processors we use

    • Supabase (database hosting, EU region)
    • Kiln Analytics (our own first-party, cookieless software)
    • (Future: email service provider — name will be added before the first newsletter sends.)

No third-party advertising, retargeting, or data resale.

    2. What data we collect

If you just read the site (no account)

We use Kiln Analytics, our own cookieless first-party software, no IP stored, no personal data, no third-party trackers; it counts visits, not people, and honours Do Not Track and Global Privacy Control.

    What Kiln Analytics is

    • Our own software. The numbers are stored in our own database. Nothing is sent to a third party.
    • Cookieless. It sets no cookies and saves nothing on your device. There is no localStorage and no fingerprint.
    • Aggregate only. It records totals: which pages were viewed, what was downloaded, which tools were used. It cannot build a profile of you.
    • Respectful by default. If your browser sends Do Not Track or Global Privacy Control, it switches off and records nothing.
    • A replacement for Google Analytics and similar trackers, so pages load faster and your data stays with us.

What Kiln Analytics is not, and does not do

    • No cookies, so no cookie-consent banner.
    • No third-party trackers. No Google Analytics, no advertising pixels, no ad networks.
    • No IP address stored. (Every web request shows an IP to whatever serves the page; we never record or keep it.)
    • No visitor ID, no device ID and no fingerprinting. It cannot follow you across pages or visits.
    • No selling, sharing or sending your data anywhere. There is nothing personal to sell.
    • It never sees or stores anything you type: not form contents, not names, not email addresses.

    Exactly what it records

    • The page visited (the path, for example /guides/late-payment).
    • The referring site's host only (for example chatgpt.com or google.com). Never the full link and never your search terms.
    • Whether a file was downloaded or a tool was used (the file name or tool name).
    • The date and time.
    • Nothing else.

If you access templates, tools or the Document Hub

    • Email address — so we can give you access and (if you opt in) send the newsletter
    • Region — England, Scotland, Wales or Northern Ireland (jurisdiction matters for landlord law)
    • Landlord type — your role (e.g. BTL landlord, HMO operator, accidental landlord, aspiring landlord)
    • Declaration — that you are a UK landlord, property investor, or interested in UK property investment

That's it. Three fields and a tick box. We don't ask for your name, age, gender, company, phone number, portfolio value or address. We don't need it, so we don't ask for it.

We use region and landlord-type data in aggregate only to improve the site and show sponsors that our audience is relevant. We never share your individual details with sponsors or anyone else.

Disposable and fake email addresses are automatically blocked.

If you use our tools and document builders

No financial data you enter into our tools or document builders is transmitted to our servers. All calculations and document generation run in your browser. Data is stored locally on your device only using LocalStorage.

    LocalStorage items we use:

    • Saved guides list
    • Reading progress per guide
    • Tool inputs and results (Section 24, BTL yield, CGT, SDLT, MTD readiness, etc.)
    • Business details in document builders (your landlord name/company, contact details, logo)
    • Email access unlock status
    • Cookie/disclaimer consent preferences

These are not cookies. They remain on your device until you clear your browser data. No financial data, tenant information or portfolio details you enter ever leaves your browser.

    If you contact us

Whatever you send us (name, email, message) so we can reply.

    If you're a sponsor

Business contact details to manage the commercial relationship.

    3. Why we collect it

    4. The newsletter

If you subscribe to the newsletter, we store your email in a Supabase database (EU region) and use it to send a landlord update once or twice a month. We don't share, sell, or reuse it for anything else. Every email has a one-click unsubscribe, or email create@ftjdesigns.co.uk and we'll remove you immediately.

    5. Who we share data with

    Who Why What they see
Supabase (database) Store accounts and content data Email addresses, account data
Kiln Analytics Understand site usage Anonymous aggregated data only
Email service provider Send newsletter Email addresses only

We do not share data with advertising networks, data brokers, social media platforms, or any third party for their own marketing.

We do not share your email address or any personal data with sponsors. Sponsors receive aggregated, anonymised statistics only (total impressions, clicks, downloads in their section).

    6. How sponsorship works (no data involved)

Sponsor logos are placed based on page topic, not your personal data or browsing behaviour. If you're reading about BTL mortgages, you might see a sponsor from a BTL lender. That's it. No cookies, no profiles, no tracking, no programmatic ads.

Sponsors pay for placement. They do not pay for access to your data. Editorial and sponsorship are completely separate, and we do not take referral fees or affiliate commissions.

    7. How long we keep data

    Data How long
Newsletter email Until you unsubscribe or request deletion
Tool / template gate email (no newsletter opt-in) Purged automatically after 24 months
Kiln Analytics Aggregate totals only, no personal data
    Contact messages 12 months
Content requests and feedback 24 months
Sponsor enquiries Duration of relationship + 6 years (tax/legal records)

When we delete data, we delete it properly.

    8. Your rights under UK GDPR

    • Access, correct, delete, restrict, object, portability, withdraw consent.
    • Complain to the ICO (ico.org.uk).

Contact create@ftjdesigns.co.uk — we respond within 30 days, usually 48 hours.

    9. Data security

All data stored on secure, encrypted servers via Supabase. Access limited to the people who need it (very few). We review practices regularly and delete anything we no longer need.

    10. Children

PropertyKiln is aimed at adults — landlords and property investors. We do not knowingly collect data from anyone under 18.

    11. Changes

We may update this policy. The "last updated" date will change. Significant changes will be communicated via newsletter or site notice.

    12. Complaints

    1. Contact us first — we'd rather fix it directly.
    2. If we can't sort it out, complain to the ICO:
      • ico.org.uk
      • 0303 123 1113
