    Here is a month-by-month compliance calendar for the 2026-27 tax year (6 April 2026 to 5 April 2027) you can print and keep next to your desk. Dates are England-focused but most tax items apply UK-wide.

    April 2026 - New tax year, reset and ATED

    6 April 2026

    • New 2026-27 tax year starts.
    • Start keeping MTD-ready digital records if your gross property + sole-trade income is GBP 50,000+ (MTD ITSA start cohort).
    • Update spreadsheets/software for new tax bands, NI, CGT and dividend rates (check latest Budget).

    By 30 April 2026

    • ATED return and payment deadline for companies owning UK residential property over GBP 500,000 for the 1 April 2026-31 March 2027 chargeable period.

    This month - landlord tasks

    • Review gas safety certificate dates; book any that expire before summer.
    • Check EICR dates (5-year max) and EPC expiry (10 years).
    • Review insurance renewals (landlord, RGI, public liability).
    • Review mortgage product end dates for the next 12-18 months.
    • Schedule spring property inspections (post-winter checks).

    May 2026 - Section 21 ends, Renters' Rights goes live

    1 May 2026 - Renters' Rights Act Commencement Day

    • Section 21 abolished for new tenancies; transition rules for older ASTs apply.
    • Updated Section 8 grounds live (new sale and repeated arrears grounds, strengthened ASB grounds).
    • Phase 1 Renters' Rights changes start (no-fault abolition; updated rent increase and pet rules etc.).

    This month - landlord tasks

    • Decide any last Section 21 actions you are actually going to take, and diarise final dates for issuing possession claims under the transitional rules.
    • Check your tenancy templates against the Renters' Rights Act guide (3.1) and Section 8 guide (3.2).
    • Start planning for PRS Database and PRS Ombudsman (Phase 2 starts late 2026; registration mandatory by around 2028).
    • Summer inspection and rent review opportunities - consider Section 13 or contractual reviews for tenancies over 12 months.

    June 2026 - Mid-year compliance check

    Tax / MTD

    • Continue capturing digital records for MTD if in scope.
    • Chase any missing 2025-26 SA information with your accountant (you want the return ready well before January).

    This month - landlord tasks

    • Check gas, EICR, EPC trackers again for anything expiring before winter.
    • Review licensing expiry dates (HMO, additional, selective).
    • Mid-year mortgage review: LTV, rates, fixed-rate expiries within 12 months.
    • Book at least one routine inspection for any property not inspected since winter.

    July 2026 - First MTD quarterly update, second SA POA

    5 July 2026

    • End of MTD ITSA Quarter 1 (period 6 April-5 July 2026) for landlords in scope.

    By 7 August 2026 (falls in August but plan now)

    • MTD Quarter 1 update due to HMRC via compatible software (6 April-5 July).

    31 July 2026

    • Second payment on account for 2025-26 Self Assessment due, if applicable.

    This month - landlord tasks

    • Pre-August: make sure Q1 digital records are tidy and ready for MTD submission.
    • Summer rent reviews where appropriate; use rent increase guide (3.15) and calculator.
    • Check insurance policies that renew at mid-year.

    August 2026 - MTD Q1 deadline and summer checks

    7 August 2026

    • Deadline to submit first MTD quarterly update (6 Apr-5 Jul 2026).

    This month - landlord tasks

    • Schedule summer inspections for student and HMO stock before September move-ins.
    • Start planning 2026-27 capital works (EPC upgrades before winter).
    • Review voids and arrears for Q1; adjust reserves if needed.

    September 2026 - Pre-deadline tidy up

    Tax / MTD

    • Continue digital bookkeeping and reconcile Q2 to date.

    This month - landlord tasks

    • Check licence renewals for HMOs / selective schemes due before year-end.
    • Ensure all new tenancies since May use updated Renters' Rights compliant agreements.
    • Fix any outstanding repair or safety issues before winter.

    October 2026 - SA registration, MTD Q2 period end

    5 October 2026

    • SA registration deadline for those who need to file a 2025-26 Self Assessment for the first time (for example first year as a landlord).

    5 October 2026

    • End of MTD Quarter 2 (6 July-5 October 2026).

    By 7 November 2026 (falls in November)

    • MTD Q2 update due (6 Jul-5 Oct).

    This month - landlord tasks

    • Confirm all 2025-26 SA data (rents, expenses, finance costs) is with your accountant.
    • Autumn property inspection schedule - especially older stock before winter.
    • Review winter insurance (escape of water, unoccupied cover) and any students' tenancies turning periodic.

    November 2026 - MTD Q2 deadline, Budget season

    7 November 2026

    • MTD Q2 update deadline (6 Jul-5 Oct).

    Autumn Budget (date TBC, typically Nov)

    • Watch for changes to income tax, CGT, LTT/LBTT/SDLT, EPC rules, and any tweaks to Renters' Rights timetables.

    This month - landlord tasks

    • Adjust rent and cost forecasts for any announced tax or regulatory changes.
    • Check all boilers have had annual servicing and gas checks where appropriate.

    December 2026 - SA crunch prep

    Tax / MTD

    • Begin finalising 2025-26 Self Assessment; aim to file before Christmas, not on 31 January.

    This month - landlord tasks

    • Year-end insurance and mortgage check-in.
    • Review EPC/EICR expiries falling in early 2027 and pre-book.
    • Winter property condition checks (roofs, gutters, condensation/damp).

    January 2027 - SA deadline, POA 1, MTD Q3 period end

    5 January 2027

    • End of MTD Quarter 3 (6 October 2026-5 January 2027).

    31 January 2027

    • Self Assessment filing deadline for 2025-26 returns.
    • Balancing payment for 2025-26 due.
    • First 2026-27 payment on account due (if applicable).

    By 7 February 2027 (falls in February)

    • MTD Q3 update deadline (6 Oct-5 Jan).

    This month - landlord tasks

    • Confirm all lender and insurance documents align with updated portfolio and valuations.
    • Check any fixed-rate mortgages or licences expiring in the next 6-12 months and start talking to brokers.

    February 2027 - MTD Q3 deadline, PRS database ramp-up

    7 February 2027

    • MTD Q3 update due (6 Oct-5 Jan).

    Phase-2 Renters' Rights (late 2026 onwards)

    • Government roadmap: PRS Database roll-out from late 2026; pilots or phased regions likely by early 2027.
    • Keep an eye on when your area must start landlord and property registration and pay annual fees.

    This month - landlord tasks

    • Update your portfolio spreadsheet ready for PRS Database registration (addresses, EPC, gas/EICR dates, licensing).
    • Late-winter inspections and damp/mould checks.

    March 2027 - Final prep for tax and MTD Q4 period

    Tax / MTD

    • Ensure 2026-27 MTD records are reconciled ready for Q4 and the coming Final Declaration (due Jan 2028 for that year).

    Renters' Rights / PRS

    • Watch for final regulations on PRS Ombudsman and mandatory membership deadlines (expected to follow database rollout).

    This month - landlord tasks

    • Review all properties for:
    • Licensing status.
    • Safety certs.
    • Tenancy agreements still using old wording.
    • Decide rent review strategy for 2027-28.

    April 2027 - Year end, MTD Q4 period end and ATED planning

    5 April 2027

    • End of 2026-27 tax year.
    • End of MTD Quarter 4 (6 January-5 April 2027).

    By 7 May 2027 (falls just after this calendar)

    • MTD Q4 update due (6 Jan-5 Apr).

    By 30 April 2027 (for 2027/28 ATED)

    • Companies should diarise the next ATED filing/payment deadline (1 April 2027-31 March 2028 chargeable period - due 30 April 2027).

    This month - landlord tasks

    • Year-end review:
    • Portfolio performance, yields, voids, arrears.
    • CGT position and possible disposals in 2027-28.
    • Confirm all key renewals (insurance, licences, safety certs) are diarised for the next 12 months.
    • Reset your inspection calendar for the new tax year.
