    Pull 3–5 comparable lets on Rightmove/Zoopla. If your rent is more than 5% under market, plan a Section 13 notice for the next opportunity.

    List every certificate per property with expiry date. Renew 30 days before expiry — never let one lapse during a tenancy.

    Confirm every deposit is in a scheme, prescribed information served, and re-protection done on any renewal this quarter.
