Quarterly portfolio review
Run through this every quarter (suggested: end of March, June, September, December). Tick items as you go — your progress is saved on this page until you reset.
Income
Pull 3–5 comparable lets on Rightmove/Zoopla. If your rent is more than 5% under market, plan a Section 13 notice for the next opportunity.
Rent Increase Calculator →Empty days × daily rent. Identify causes (poor marketing, refurb gap, problem tenant). Target: under 4% void rate annually.
Void Cost Calculator →Any tenant 1+ months behind needs a written reminder. 2 months: prepare Section 8 ground 8 notice. Don't let arrears compound.
Compliance
List every certificate per property with expiry date. Renew 30 days before expiry — never let one lapse during a tenancy.
Confirm every deposit is in a scheme, prescribed information served, and re-protection done on any renewal this quarter.
Deposit Compliance Check →Inspect at least every 6 months. Photo damp, mould, smoke alarms, boiler condition. Give 24 hours' written notice.
Has your property entered a new licensing zone this quarter? Have any HMOs added a 5th occupant tipping into mandatory licensing?
Costs
Repairs (revenue) vs improvements (capital). Mortgage interest separate. Travel logged with mileage. MTD users: reconcile to bookkeeping software.

Strategy
Rent received minus all costs (mortgage, agent, insurance, maintenance, voids, tax reserve). Compare to last quarter and year ago.
What happens if rates rise 1%? If voids hit 8 weeks? If a £10k repair lands? Use the stress-test calculator.
