    Second Payment on Account due. Equal to half of last year's bill (after deducting tax already taken at source).

    MTD quarterly update due (if mandated)

    5 August / 5 November / 5 February / 5 May for the standard quarter periods, OR 7th of the month after for calendar-quarter election. Only if your gross property + self-employment income exceeded the threshold for your year.

    Gas Safety Certificate (CP12) renewal

    Annual — must be renewed BEFORE expiry. Copy to existing tenants within 28 days, to new tenants before move-in. £6,000 fixed penalty for non-compliance.

    EICR check (5-yearly)

    Electrical Installation Condition Report required every 5 years (or shorter if EICR specifies). Copy to tenants within 28 days.

    Deposit re-protection (on tenancy renewal)

    If a fixed-term renews or rolls into statutory periodic with the same parties, most schemes auto-extend, but check. Re-serve prescribed information on a renewal in some cases. Penalty: 1–3× deposit.

    EPC valid (10-yearly) — minimum E now, C by 2030

    EPC must be in date when marketing or letting. Minimum E currently. Proposed C minimum for new tenancies from 2028, all tenancies from 2030.
