    Gross yield is rent divided by property price. Net yield is rent minus running costs (management, insurance, voids, maintenance, ground rent, service charges) divided by price. The gap between the two is where landlords get surprised.

    Enter the purchase price, monthly rent, and running costs. The calculator gives you both gross and net yield, plus the cash-on-cash return (net profit divided by deposit + purchase costs) — which is the number that actually matters if you're comparing investment options.
