    Stamp Duty Land Tax on a buy-to-let or second home carries a 5% surcharge on top of the standard residential rates (raised from 3% on 31 October 2024). On top of that, the zero-rate threshold changes periodically, and company purchases carry different rules again.

    This calculator applies the current residential SDLT bands plus the 5% additional-property surcharge to the purchase price you enter. It outputs the exact SDLT due, broken down by band, so you can see which portion of the property price is costing you what.

    Works for personal purchases, limited company purchases, and replacement-of-main-residence scenarios (the 5% is refundable if you sell your previous main home within 36 months — the calculator flags this).

    England and Northern Ireland only. For Scotland use LBTT rates. For Wales use LTT rates.
