    Landlords routinely under-reserve for tax, then get the January Self Assessment bill and panic.

    Enter your current tax year's rental income, expenses, mortgage interest, your marginal tax rate, and any other factors. The calculator works out your estimated tax bill (including the Section 24 adjustment, payments on account where relevant, and any balancing payment due) and breaks it down by month so you can move that amount into a separate tax-reserve account every month.

    Conservative by design — it errs slightly high so you don't end up short. If the year ends and you've over-reserved, that's a problem worth having.
