    The purchase price is the big number. The total cost is bigger.

    Enter the purchase price. The calculator adds SDLT (including 5% surcharge), legal fees, lender fees, valuation fees, mortgage arrangement fees, survey costs, any immediate refurbishment budget, initial insurance, and the stamp duty reclaim on main-home replacement if applicable. Output: the real "money out the door" figure for the purchase.

    Critical for deal analysis. Critical for mortgage application (loan-to-value is calculated against the purchase price, not total cost — but the cash you need is total cost). Prevents the "I've got 25% deposit ready to go" conversation that ends three weeks later with a funding gap.
