The calculator adds SDLT (including 5% surcharge), legal fees, lender fees, valuation fees, mortgage arrangement fees, survey costs, any immediate refurbishment budget, initial insurance, and the stamp duty reclaim on main-home replacement if applicable. Output: the real "money out the door" figure for the purchase.
