    Rent increases post-Renters' Rights Act work differently. Section 13 is the route for periodic tenancies (which is now all tenancies). Frequency is capped (once per year). The Tribunal can cap above-market increases.

    Enter current rent, proposed rent, local market rent (from comparables), and the tenancy start date. The calculator shows whether the increase is lawful, the earliest date you can serve Section 13, and flags Tribunal risk if the proposed rent exceeds local market rent by more than typical uplift.

    Updated for the Renters' Rights Act as in force from 1 May 2026.
