    For tenants considering buying: is the monthly mortgage genuinely cheaper than rent?

    Enter the property price, deposit saved, rent currently paid, and expected mortgage rate. The calculator works out monthly mortgage payments (capital + interest), adds typical homeowner costs (buildings insurance, service charges if flat, maintenance provision), subtracts rental costs, and shows the monthly gap.

    Also models the capital build-up over 5 and 10 years — which is often the real reason buying beats renting, not the monthly comparison.

    Useful for landlords talking to prospective tenants who are on the fence about becoming buyers (i.e. giving you notice).
