    A void isn't just lost rent. It's lost rent, plus council tax (now on the landlord from day one in most areas), plus utility standing charges, plus insurance void extensions, plus advertising costs to re-let.

    Enter rent, expected void length in weeks, council tax band, and your location. The calculator adds all the void-period costs and shows the total. Often 1.5-2x the headline "lost rent" figure.

    Use this to justify accepting a slightly lower rent for a longer tenancy, or investing in faster tenant turnover systems.
